Thermal Performance Assessments

WHAT IS REQUIRED TO START AND COMPLETE A THERMAL PERFORMANCE ASSESSMENT (ENERGY RATING REPORT)?

To start the process of a Thermal Performance Assessment, a set of plans that consist of a site plan, floor plans, elevation, sectional drawings, window/door sizes or a window/door schedule and footing type which can be provided in AutoCAD or PDF format, are required.

An assessment is then completed by using the FirstRate5 software.

WHAT IS PROVIDED IN A THERMAL PERFORMANCE ASSESSMENT (ENERGY RATING REPORT)?

If a dwelling does not achieve the required minimum 6 star rating a preliminary report shall be provided where discussions occur to work out a cost effective and design focused solution.

Once completed a client is provided with a comprehensive Thermal Performance Assessment or report and certified plans.

WHAT IS A 6.0 STAR RATING FOR A DWELLING AND WHAT IS AN THERMAL PERFORMANCE ASSESSMENT (ENERGY RATING REPORT)?

A score of a minimum of 6.0 stars for a new dwelling is required to be achieved.

The score is a calculation of the heating and cooling loads within a building including the dwellings performance to achieve a comfortable inside temperature with minimal assistance from heating and cooling units.

When conducting an assessment for an extension we need to assess the existing dwelling and provide an assessment based on this information in conjunction with the proposed works. This method of assessment is known as Deemed To Satisfy (DTS).

The climate zone which is based on your postcode, the orientation of the site/dwelling, the materials the dwelling is to be constructed with, neighbouring properties and structures all have a significant bearing on the make up of the rating and the pathway to achieving 6 Stars.

WHY IS A THERMAL PERFORMANCE ASSESSMENT (ENERGY RATING REPORT) REQUIRED?

The Building Commission of Victoria in conjunction with the relevant building surveyor who issues the building permit require all new homes, additions and alterations in Victoria to have a 6 star energy rating. Therefore anyone applying for a building permit are also required to submit a Thermal Performance Assessment (energy rating report) that is prepared by an accredited assessor.

Air conditioners, heaters, taps, shower heads etc do not affect the rating obtained and are not taken into the calculations. The ratings are purely based on ‘built form’ including the roof and roof material, walls and wall material, ceiling heights, window types and footings.
